If your home is on the market and not getting showings, then it is simply priced too high.   Right now in a declining market, if you are not getting showings in the first 30 days, then you will most likely not get any showings at all unless you have a major price reduction.   The National Association of Realtors reports that to be priced correctly, you should have the following:

1) one good offer for every 10 showings.  

2) If you have 10 showings and a only a low offer, then you need a very small price reduction of 2-3%.

3) if you have 10 showings and no offers, then you need a small price reduction of 3-5%.

4) on the market 60 days and have not had 10 showings?  Medium price reduction of 5-10%.

5) If you are getting a few calls but a few showings, then you need a substantial reduction of 10-15%.

These are just guidelines, but they have proven true throughout history. even in the slowest markets.
